Fort Lauderdale, FL – November 03, 2009 Berger Commercial Realty Corp. announces the sale of two acres of land located at the southeast corner of Griffin Road and SW 58th Avenue in the Town of Davie as well as the pre-leasing commencement of the Phase II of the 5700 Griffin Road project. The Buyer, 5780 Griffin Road LLC purchased the two acres from Juan & Lazara Torres on October 15th for $840,000. Reese Stigliano, SIOR of Berger Commercial Realty Corp. represented the Buyer 5780 Griffin Road LLC and Seller was represented by Joe Caprio of Joe Caprio and Company, Inc.
The principal of 5780 Griffin Road LLC, James B. Pirtle is the developer of the two story 30,000 square foot 5700 Griffin Road Building. The impetus for the land sale was due to the successful leasing of 5700 Building which is 100% leased. Stigliano, who handled the leasing of the building said, “The 5700 Building a LEED certified, hurricane resistant building will be duplicated on the new site. The demand for Phase I was extraordinary, especially in today’s economy but the great location, which is immediately west of the Florida turnpike, the green component of the building, impact glass windows and back-up generator made the building very desirable.”
Phase II will be a mirror image of the Phase I building whose anchor tenant is James B. Pirtle Construction Company. Ground breaking for Phase II is scheduled for third quarter 2010.
