FORT LAUDERDALE, Fla. – Berger Special Assets, a division of Berger Commercial Realty Corp., announced Lloyd Berger has been appointed as receiver of a 4,000-square-foot property located at 1730 S.W. 7th St. in Miami.
The multifamily property built in 1950 consists of 11 units located in two buildings.
“Our aim is to restore this property’s value through cost-efficient management and by maintaining its occupancy level,” said Lloyd Berger.

Byrnes has more than 27 years of real estate experience in Broward County. Byrnes currently represents more than 800,000 square feet of office, industrial and retail space. He is a retail real estate specialist in the capacity of landlord and tenant representation.

FORT LAUDERDALE, Fla. (June 20, 2011) – The Community Foundation of Broward has found a new and larger home in downtown Fort Lauderdale to offer Broward residents a place to work together to improve their community.
The 10,000-square-foot property located at 910 E. Las Olas Blvd will be the Foundation’s new home for the next decade. The move allows the Foundation to expand its role in addressing pressing issues in Broward and provides for larger training and education facilities that reduce the expense of renting external space.
“We know we will continue to grow during the next ten years and wanted to find a great space and a great deal before conditions changed,” said Linda Carter, president and CEO of the Community Foundation. “From this new home the Foundation will act as the town square for community conversations. It is in the heart of the business community and provides easy access and great facilities to all those we serve.”
Berger Commercial Realty Corp. broker Steve Hyatt closed the agreement for the Community Foundation of Broward for the office space managed and owned by The Las Olas Company, Inc.
Hyatt served on the Community Foundation Board from 2002 to 2007 and commented that he understood the Community Foundation’s need for space, value and accessibility.
“Knowing the Community Foundation is a nonprofit dedicated to improving the lives of all Broward residents, our team worked tirelessly to find the right space at the right price,” said Hyatt.
The Community Foundation of Broward provides leadership on community solutions and fosters philanthropy that connects people who care with causes that matter. A public nonprofit organization with more than 400 charitable and agency endowment funds representing $100 million, the Community Foundation has distributed $50 million to support community solutions over the past 26 years.
"This was a long and focused process," said Hyatt. "We looked at more than 35 properties. This location was chosen because of how it allows the Foundation to connect to the community it serves."

BERGER COMMERCIAL REALTY CORP. BROKER REESE STIGLIANO CLOSES $6.76 MILLION SALE
FORT LAUDERDALE, Fla. – Berger Commercial Realty Corp., a full service commercial real estate firm based in Fort Lauderdale, Fla., and serving clients around the state, announced broker Reese Stigliano, SIOR, recently closed a $6.76 million sale for BF Accona, LLC, an affiliate of BankFirst of South Dakota.
Stigliano represented the bank in the sale of a 21.49-acre, multifamily parcel, located at 715 Hank Aaron Drive in West Palm Beach, to Aaron Drive Holdings, a West Palm Beach-based company managed by developer and former Florida U.S. Senate candidate Jeff Greene.
BankFirst of South Dakota took the title to the land in August 2009 after winning a $44.8 million foreclosure judgment against Hallandale Beach-based developer SWP Palm Beach. The property had been approved for 620 condominiums, 57 townhouses and 20,000 square feet of retail space, but construction on the project never began.
Aaron Drive Holdings paid cash, allowing the company to close in less than a month. Development plans and a timetable for construction are unknown.
“Oftentimes buyers won’t close on undeveloped land until site plan approval is in place,” Stigliano said. “However, this property had extended entitlements, which was one of the main reasons they bought it. At the price they paid, they can either sit and land bank it or decide to build something economically feasible."

FORT LAUDERDALE, Fla.– Berger Commercial Realty Corp., a full service commercial real estate firm based in Fort Lauderdale and serving clients around the state, announced broker Steve Hyatt recently represented BDH&R Investment Company in the $6 million sale of a 7.2-acre automotive dealership site in the Denver, Colo. area to CarMax Auto Superstores.
The property, located 2600 W. 104th Ave. in Federal Heights, Colo., formerly housed a Saturn dealership before the franchise was phased out by General Motors in October 2010.
The owner of the Saturn dealership contacted Hyatt for assistance in finding a buyer for the property because of Hyatt's previous experience at AutoNation, Inc. (NYSE: AN), an $18 billion, Fortune 100 automotive retailer based in Fort Lauderdale where Hyatt served as Vice President of Corporate Development for 12 years.
With knowledge of the area and the automotive industry, Hyatt contacted surrounding new vehicle dealerships to check if any had an interest in expanding, including CarMax.
"I knew CarMax had successfully expanded into former dealerships in the past," said Hyatt. "They were familiar with the site and its desirability in a key automotive market. It was a perfect fit for them."
A deal for the purchase of the property, subject to final site plan approval, was put together within three weeks of Hyatt's initial contact with CarMax.
While at AutoNation, Hyatt was responsible for the acquisition and disposition of more than 175 automobile dealerships in 17 states. FORT LAUDERDALE, Fla. – Berger Special Assets, acting as receiver for Plaza Fifth Apartments in St. Petersburg, Fla., has completed repositioning the 178-unit project, which is now being marketed as rental apartments, rather than condominium units as was planned by the original developer. Berger Special Assets, a division of Berger Commercial Realty Corp. was hired in October 2009 by the lender, Capital Source, to provide construction management for completion of the failed condominium and subsequent oversight of the project.

The self storage facilities are all located in Palm Beach County Florida. The sale included the following properties: Safe & Secure Royal Palm Beach, a 134,000 sq.ft. facility built in 2005 located at 8970 Belvedere Road, Safe & Secure Boynton Beach a 92,000 sq.ft. facility built in 2006 located at 3010 South Congress Avenue and Safe & Secure Delray Beach a 147,000 sq.ft. facility located at 2512 North Federal Highway.
The buyer was United Stor-All Centers located in Blue Bell, PA. Reese Stigliano, SIOR, Lloyd Berger and Gordon Lunt represented the Seller, Safe & Secure Self Storage. The deal closed July 15, 2008.
