PROFESSIONAL EXPERIENCE

Lloyd C. Berger founded Berger Commercial Realty Corp. (BCRC) in January of 1998 and has overseen the firms continued growth. Today BCRC provides management services to a portfolio in excess of 6 Million SF of commercial properties and approximately 1,000 units of multi-family residential throughout South Florida, in additon to providing brokerage and transaction services which exceeded $200,000,000 annually.

Mr. Berger provides strategic oversight on client matters and provides a framework for the efficient management and execution of carefully developed action plans. Through his extensive market knowledge and contacts Mr. Berger is able to provide value and creativity on behalf of the firm’s clients. Over the past 20 years, Mr. Berger has closed numerous transactions with tenants and principals of both local and national significance.

These would include, Providian Life Insurance, Team Health, BlockBuster Video, Radio Shack, Adler Realty Group, First American Real Estate Solutions, Pitney Bowes, The State of Florida, The Broward Sheriff's Office, and Seagis Property Group. Mr. Berger currently acts as a court appointed receiver on over 40 different cases.

PROFESSIONAL EXPERIENCE

Prior to his appointment with BCRC, Keith Graves served as a Vice President of CB Richard Ellis in the Brokerage Services Group and previously held positions with national real estate firms, Insignia/ESG. Inc. and Paragon Group.

Mr. Graves provides strategic commercial real estate services to local and national companies, including lease acquisition and disposition, market and site analysis, financial analysis, transaction structuring, and long-term strategic planning.

Through his knowledge and experience, he is able to create value-added services for clients throughout the entire real estate process.  These valuable services facilitate a smooth transaction process and result in the client making the most advantageous decision. Mr. Graves has over 22 years experience in South Florida's commercial real estate market and a long history of transactions including, industrial, office, land and retail.

SIGNIFICANT ASSIGNMENTS

Mr. Graves’ expertise has included complex sale/leaseback transactions, traditional investment sales and general leasing for institutional owners, tenant representation and site selection. In addition, he serves as a liaison with attorneys, architects and general contractors; prepares marketing plans and budgets; and is responsible for financial analysis and investment acquisitions and underwriting.

PROFESSIONAL EXPERIENCE

Steve Hyatt joined Berger Commercial Realty Corp. in 2009 as Senior Vice President, where he is primarily responsible for investment sales, land brokerage, and acquisition/disposition services for both corporate clients and private investors. He has extensive transaction experience in landlord and tenant representation as well as build to suit and speculative project development.  These combined skills allow Steve to play a key role in the successful valuation, repositioning and marketing of multiple assets on behalf of numerous institutional owners.

Steve has held senior executive positions in brokerage, development and asset management for such well-known real estate companies as The Galbreath Company (now Jones, Lang, LaSalle) and Stiles Corporation based in Fort Lauderdale.

Prior to Berger, Steve was Vice President of Corporate Development at AutoNation, Inc. (NYSE:AN), a $15 billion, Fortune 500 automotive retailer based in Fort Lauderdale. At AutoNation, he was responsible for the acquisition and disposition of over 175 automobile dealerships in 17 states with aggregate purchase price in excess of $3 billion.

A native of South Florida, Steve has strong market knowledge and executive level contacts in the real estate, banking and automotive industries.

St. George Guardabassi is a Senior Vice President with Berger Commercial Realty Corp with nearly 25 years of experience in South Florida's commercial real estate market. Mr. Guardabassi has a broad range of experience in office and industrial sales and leasing. St.George focuses on the representation of clients in the sale of commercial and industrial properties, lease negotiations and renewals, site selection and analysis, as well as built-to-suit options and consulting.

Among some of his recent transactions, St.George leased 40,000 square feet to Barron's Wholesale Tires, 23,500 square feet to Mattress Xpress and 18,500 square feet to Greenware Biodiesel.

Judith (Judy) A. Dolan joined Berger Commercial Realty Corp as a Broker Associate.  Ms. Dolan comes to BCRC with a broad range of experience in both commercial sales and leasing. Prior to becoming a licensed real estate broker, Ms. Dolan handled real estate transactions as a licensed Florida attorney, including drafting and negotiating contracts and leases and as a real estate closing attorney.

PROFESSIONAL EXPERIENCE

Joseph Byrnes joined Berger Commercial Realty Corp. as a Vice President after 12 years at ComReal Fort Lauderdale. Mr. Byrnes has 27 years experience in many facets of the Commercial Real Estate business in South Florida. Joseph Byrnes comes to BCRC with a broad range of experience in development, construction, finance, property management, sales and leasing.

Mr. Byrnes has been located in South Florida for his entire career and has handled many types of transactions but specializes in office and retail leasing. He has had success with the “tough to lease” property and represents property owners as well as tenants effectively. He has earned the Costar Power Broker designation every year since 2004.

His primary focus within the company is in leasing and sales of office and retail property.

Greg Milopoulos has joined Berger Commercial Realty Corp (BCRC) as a licensed Broker Associate. Prior to joining BCRC, Mr. Milopoulos worked for Built By Owner Inc as a superintendent for their construction department. Mr. Milopoulos brings to the firm a strong background in management skills, construction project management and sales. His primary focus within the company is in leasing and sales of office, medical and industrial property.

Mr. Milopoulos’s professional experience specifically includes real estate industrial and construction of commercial and residential space (medical/office/industrial).

Christopher Kelly has joined Berger Commercial Realty Corp. as a research analyst. At Berger Commercial Realty Corp., Kelly's primary focus will be provid-ing in-depth information to the firm's brokerage team by collecting and analyzing current market data and trends, utilizing criteria such as property types, location, price, and occupancy and lease rates. He also will assist with the firm's social media initiatives.

Kelly is working toward his bachelor's degree in economics from Florida International University in Miami. He is a resident of Davie.
